A 3" high pressure gas line is located on Route 460 approximately 5,000 feet southeast of the Phase I site. A new 4" high pressure line is located on 460 approximately 5,000' northwest of the site.
The site contains a total of 152 acres. An additional 2,146 acres has been identifed adjacent to the site with another 779 acres available on the south side of U.S. Route 460.
Wetlands have been delineated, Phase I is complete with no known environmental issues.
The Sussex Service Authority operates a 12" force main on the south side of U.S. Route 460 in front of the Phase I site.
Plans call for the Authority to bore under the highway and extend a force main 1,100 feet into the site. Additionally, the authority will construct a pumping station with 725 feet of 10" gravity sewer. Pumping station will serve Phases I and II.
A 12" water line is on the northern side of Route 460 approximately 10,000 feet northwest of the Phase I site. The Authority will extend the 12" water line along the northern side of 460 to the proposed entrance and 1,100 feet into the site.
Site has 3,000 feet of frontage on U.S. Route 460. Phase I development will incorporate the development and construction of acceleration and deceleration lanes on U.S. Route 460 as well as an industrial roadway extending 1,100 feet into the site.
